Walking Trails: Use & Safety Rules
We are happy to be able to provide the residents of our wonderful community with walking trails along the Swift Creek Reservoir! There has never been a more important time to have easy access to outdoor amenities. We understand that the trails are for enjoyment and exercise, but it is equally as important to make sure that you follow the rules of the trails, for your safety and the safety of those in our community.

Please be aware that the final coat of asphalt is scheduled to be installed (weather permitting) September 7-8.
All vehicles will need to be off the streets by 6am Friday morning, September 7.
You cannot drive on the tack coat (which is the layer that assists in adhering the final coat to the existing road)--it will stick to your tires and severely damage your driveway. However, you may drive on the new asphalt.
Please adhere to the work crews and follow their direction for safety.

Upcoming VDOT Speed Study
VDOT IS CONSIDERING RAISING THE SPEED LIMIT
FROM 35 MPH TO 45 MPH IN ROUNTREY
VDOT has already raised the speed limit on Woolridge Road between Old Hundred Road and Lacoc Road to 45 MPH based on a speed study done last year. VDOT also wants to raise the currently posted 35 MPH speed in our neighborhood to 45 MPH, but based on objections from our community, has agreed to postpone that action pending one final speed study in RounTrey.
Many of our children and families cross Woolridge to get to the pool. Many others walk their dogs or walk/jog on the sidewalks which are only about 2 feet from this road. We have all witnessed vehicle speeds well in excess of the posted limit on this road, and with a higher limit, this will become even more dangerous for our community. Right after Labor Day, there will be one final speed study done on Woolridge Road between Watermill Parkway and Lacoc Road, which will determine whether the speed limit will be raised to a dangerous limit for our neighborhood.
Please start now getting in the habit of keeping your speed at or below 35 MPH on this section of road through our community and encourage all your neighbors, visiting friends and family, and especially your teenage children who drive to do the same.
VDOT will put speed strips down sometime after Labor Day and take the average speed during a 24 hour window. We will not get advance notice, so be on the lookout for the speed strips. The more cars going 35 MPH or slower, the lower the average. If this speed study shows an average speed closer to 45 MPH, it will be nearly impossible to maintain the current speed limit of 35 MPH. We are concerned that VDOT is giving little to no consideration regarding pedestrian safety in setting speed limits near residential areas.

Proper Communication & Handling of Neighborhood Issues
Over the past few months, there have been several incidents and issues where neighbors have posted questions to the Facebook "Neighbors" page. While this channel is appropriate for casual community chatter, getting recommendations, and informing RounTrey & NewMarket residents of upcoming events, it is not the best way to communicate to the various HOA committees, as this page is neither endorsed by the HOA nor monitored closely by the committee members.
If you have an issue that requires HOA attention, please do not post on the Facebook pages;
rather--email the appropriate committee directly.
Emails can be found on the Committees page of this website. If you are unsure of which committee should handle your question, please email rountreyadvisory@gmail.com, and your request will be routed appropriately.

Clubhouse Use & Care
There have been several incidents of residents abusing their privileges when renting the clubhouse, including allowing guests to access the pool deck through the clubhouse, guests bringing glass bottles out on the pool deck, and ignoring lifeguards. Please be reminded that the clubhouse and pool are your neighborhood assets and amenities. When renting the clubhouse, residents and guests must abide by the rules or future rentals may be prohibited. Such ignorance creates a potential liability, and it could result in a future assessment or increased rental rates. Additionally, the "Resident Only" rate must not be abused; there have been several events witnessed where renters blatantly disregarded the rules associated with this substantially reduced rental rate--primarily inviting non-residents to their event. If this behavior continues, the Resident Only rate will be removed.
Committee Volunteers
Please also be considerate of our HOA committee volunteers. These are your friends and neighbors who put in many hours of their personal time to make sure our neighborhood is an enjoyable place to live--most of whom already have full-time jobs, kids, family, etc. Be nice to them!!
Further, both the clubhouse and pool committees are in need of volunteers.

Old Hundred Road Detour Begins July 9

Old Hundred Pipe Replacement & Detour Impacting RounTrey
Weather permitting, VDOT plans to start the pipe replacement project on Old Hundred Road on July 9th.
The detour route will include Woolridge Road. Traffic heading to and from the Powhite on Old Hundred Rd. from communities like Hallsley will be detoured through RounTrey.
This detour is expected to last about 10 days (July 9th - July 20th).

Pool opening is just a few weeks away. The Pool Committee wants you to be just as ready as we are. Please take a few minutes to make sure you registration needs are taken care of.
• The RounTrey pool is open to RounTrey and NewMarket residents only. The household must be in good standing with the HOA. Make sure your HOA dues are paid. Please do not attempt to register non-RounTrey residents under your household.

• If you attended the pool last year and have no changes: you are pre-registered and you do not need to do anything regarding registration this year.

Swim Team Partnership

Dear RounTrey Residents,
It is with great excitement that we announce the partnership with Watermill's swim team (aka the WaveRiders) for the 2018 season! This decision was based on RounTrey not having the finances or the number of households and volunteers to support our own swim team. We began talks with Watermill, and they have agreed to partner with us for the 2018 swim season.
The WaveRiders have been a team for 14 years and have worked their way up to Division A and have held championship and division titles for many years. This will be a great way and opportunity for RounTrey to "test the waters" of a swim team and understand what is what is required to manage a swim team internally. With the neighborhood being right down the road and them already holding a spot in CALS (Chesterfield Aquatic League), this is a great opportunity for RounTrey.
There will be a couple of parent meetings that will be scheduled in both April and May for you to come meet the coaches, check out the team, and ask questions that you have about the team and requirements. We encourage you to attend these meetings if there are any questions that you have about the team.

With the 2017/2018 Thanksgiving, Christmas, and New Year’s holidays quickly approaching, we wanted to send this friendly reminder regarding what to expect for your trash and recycling services provided to your community.
County Waste Operations will be closed for the Thanksgiving, Christmas and New Year’s holiday in all of our Central Virginia facilities including Culpeper, Fredericksburg, Charlottesville, Richmond and West Point (Williamsburg). Pool Committee Announcement 07/17/17
RounTrey Neighbors: This morning we met with Humphrey Electric and VA Power. We were able to find the break in the power line near the pool, tennis, and parking lots; the break was patched and repaired. Humphrey Electric then diagnosed the pool system and was able to get it operational. However, since the lifeguards had today off for the repairs, we were unable to reopen today. We also wanted to give a full day test to the system so we didn't have to reopen--only to potentially close again. We have had no failures in the system for 10 hours, and if the system runs without issues through tonight, the pool will open Tuesday 7/18/17 morning at 10am, as scheduled.
Again, we apologize for the closure; please keep in mind that several neighbors and the Pool Committee called in favors, and crews worked on it immediately instead of scheduling 2-3 days later (which would be the typical cadence). We all hope for no further pump failures in the coming week so we all can continue to enjoy the pool; however, please keep in mind: if there are issues, we will likely have to close to continue the diagnostic and repair process. RounTrey Neighbors: Over the last few days many may have noticed the slide and fountains shutting off very frequently. There is an electrical issue with the power supply to the pool house. The entire circulation system is shutting down and there is no filtration or chlorination when that happens.
We have been resetting the system immediately for safe operating conditions.
However, due to this electrical issue and the health codes related to circulation and chlorination, the pool is going to be closed as of Monday 07/17 for a brief period.
Virginia Power is repairing a phase of our power supply and we have Humphrey Electric and Dominion Pools meeting early in the week to assess system damage. We expect the repairs to take between 2-5 days but will provide further updates by Wednesday 07/19.
We apologize for the inconvenience. Please address any comments, concerns, and/or complaints to our HOA - Martha@acswest.org or the Pool Committee at RountreyPool@gmail.com.

Social Committee Announcement 06/15/17
Our apologies, but due to inclement weather forecasted, the June 16 Movie Night by the Pool event has been postponed until Friday, June 23.
Pool Committee Update 06/14/17
- Pool pumps are fixed and the priming motors that engage the pumps to relieve the amp draw have been tuned so they don't overload the circuit and trip the breaker. Slide and other water features shouldn't have an issue going forward.
- Wet toilet paper. We have engaged the builder and we will have new/modified roll holders coming to protect against the dripping; these will be installed in a couple weeks.
- Recycling. We have two cans designated for recycling and two more are coming. They are for the same items as your household trash bins; please do not put greasy and non-recycling trash in them. Cans are located at clubhouse and soon, the pool house corners.
- Behavior. We had three incidents this week that are all documented in incident reports. Please remember the following:
- If your child cannot swim, you are required to be within arm’s reach at all times. Failure to abide by this rule may result in suspension from pool. No more warnings on this policy. We have instructed lifeguards that they are not here to babysit children.
- Incidents between kids are not the lifeguard or Pool Committee responsibility. Incidents that don't violate posted rules, create a public or personal safety issue, or are against county laws are outside our jurisdiction. Lifeguards are contracted for specific job duties. However, if you or a child feels threatened, reach out to a lifeguard and we will immediately take action, including engaging law enforcement if necessary, and the committee will review all video and police statements for neighborhood action.
- Pool guests and non-residents. We have already experienced violations of people not properly following guest and non-resident policies. We are all trying to make sure the pool is run properly; please do not try to add people who do not currently and permanently reside with you to your household for pool (or gym) access. We have updated our check-in system to better track activities. Lifeguards have been briefed to check the system whether they recognize you or not. Please check in daily. - Additional pool seating. We requested 24 more lounges and chairs. That decision was tabled by the HOA board for future consideration. However, we do recognize that the need for additional seating, particularly on holidays and weekends, will only increase with growth.
- Pool cleaning. The pool is in what is called the ‘startup phase’ to properly solidify the plaster applied less than 7 days before we opened. That means we can't increase the chlorine levels to compensate for sunscreen, hair gel, and any other foreign products entering the pool. Through early July, the pool will be cloudy after a popular weekend; after that we will increase the chlorine appropriately. There is also a lot of concrete sediment, which will continue to break off from surface for many months. We truly don't have sand in the pool! After a year, foot traffic should wear off a majority of the loose concrete from pool deck brushing, and this problem will slowly fade away.
- REMINDER—Entry to Pool. Do not enter the pool through the clubhouse or gym entrances. The rear doors set off an alarm, notify the monitoring company, possibly dispatch the police, and violators will be on camera. You will be fined and/or lose pool access if you decide to not read the clearly written door signs.
Finally, POOL COMMITTEE MEETING on JUNE 27 at CLUBHOUSE AT 6:30pm. Residents are welcome and will have a period to comment. We have one committee spot open, so if you believe you can add value and have ideas improve the pool operations, please volunteer or nominate someone. Email nominations to rountreypool@gmail.com; the Pool Committee will vote on the nominations and select a member.

We have also added new mulch to the Evershot Drive playground.
Tree branches were trimmed today along Woolridge so they no longer will block parts of the sidewalk.
We have also spoken with Richter Landscaping, who keeps our Community looking great about the possibility of cutting neighbors yards that might be interested and they said yes!
They will only be able to cut neighbors yards on Tuesdays at this time. The neighborhood cost will be $35-$45 per yard per cut. If you are interested please contact:

The clubhouse is for paying rentals and RounTrey community events only. Access via the pool or any exterior doors is prohibited unless you are involved in or attending the event.

Gym Access Codes
The door lock from the gym to the bathroom hallway has now been programmed with the same access code you received for the gym exterior door.
Please use this interior door to ONLY access the bathrooms and do not attempt to enter the pool area or the clubhouse via the hallway (as stated in the Gym Rules and Etiquette Guidelines). These doors will be locked and under security and camera surveillance.
Again, please keep access codes confidential and do not share them.

The clubhouse is for paying rentals and RounTrey community events only. Access via the pool or any exterior doors is prohibited unless you are involved in or attending the event.

Gym Access Codes
The door lock from the gym to the bathroom hallway has now been programmed with the same access code you received for the gym exterior door.
Please use this interior door to ONLY access the bathrooms and do not attempt to enter the pool area or the clubhouse via the hallway (as stated in the Gym Rules and Etiquette Guidelines). These doors will be locked and under security and camera surveillance.
Again, please keep access codes confidential and do not share them.

Clubhouse Committee Update 05/19/17
As you may know from the recent Pool Committee update, we are on target for opening the clubhouse, pool and gym on Memorial Day weekend! We appreciate everyone’s patience as we waited for some final measures to be in place for use of both the clubhouse and gym to ensure the safety and security of those using the facilities. There are 2 key processes we need our neighbors to understand:
Clubhouse Rentals:
We are now accepting reservations for rentals beginning Tuesday, May 30th. Please make sure that you check the Clubhouse Calendar for availability. Please also ensure you review the clubhouse rental contract and use the reservation form on the HOA website to request use of the clubhouse. All rentals require a reservation (outlining details of the event), review and signature of the rental contract (available on the HOA website), full payment in advance for the rental, and the $200 security deposit (retuned if checkout inspection is satisfactory). There are different rates for clubhouse rentals, which are listed on the HOA website (Clubhouse tab). The clubhouse rental fees are deemed comparable to similar facilities in the area, and they help cover our HOA's costs of operating the clubhouse (utilities, cleaning, etc.). Gym Use:
Access to the gym will require entry of a unique keypad code. Anyone interested in using the gym must read, acknowledge, and digitally sign the Gym Rules and Etiquette Guidelines; these will be posted in the gym and available on the RounTrey HOA website. Over the next few days, you will receive a link via email which will enable you to digitally sign your agreement to abide by these rules and enforce them or report compliance issues as needed.
If you do not receive a link via email, this means we do not have your email address. Please visit the HOA website by clicking here. After the Clubhouse Committee receives your digital acknowledgement and validates your residency, you will receive a unique access code via email. Please note that gym access will not be available until May 27.
Additionally, upon the first visit to the RounTrey gym, each resident (and accompanying party) must read, physically sign, and submit a Waiver of Liability in the box provided in the gym. This process must be adhered to for every member of the household who wishes to use the gym.
As a reminder: a vital rule for use of both the clubhouse and the gym will be that entry to the pool is strictly prohibited outside of pool hours. There are several doors leading to the pool area from the clubhouse, and outside of pool hours, appropriate safety measures are not in place for pool use (i.e., lifeguards). The clubhouse is monitored by a security system, including cameras, and when the clubhouse is not in use, these doors WILL trigger the security alarm. Please help us enforce this critical safety measure.
All the HOA committee volunteers share our neighbors’ excitement about the clubhouse, pool, and gym finally coming to fruition. We really appreciate everyone’s input and patience as we work to make these amenities enjoyable and safe for everyone involved. Clubhouse Committee Update 04/29/17
We are looking forward to seeing our RounTrey neighbors at the Clubhouse Grand Opening tonight! We are thrilled with our beautiful new amenity, and we hope you will enjoy touring the clubhouse and the evening’s festivities. A couple things to please note:

- The County of Chesterfield has not yet issued a permanent Certificate of Occupancy (CO) for the clubhouse, which includes the gym. There are additional inspections the County must perform for the CO to be obtained. Therefore, under county code, we cannot rent the clubhouse or allow use of the gym until our permanent CO is issued. We are anticipating the “official” clubhouse opening to coincide with the pool opening, and we apologize for any inconvenience this may cause.

- Once the CO is issued, access to the gym will require each resident to acknowledge the official gym rules, which are in the final stages of completion. The gym rules are for the safety and enjoyment of those using the gym, and we will publish these rules ASAP.
- While the RounTrey Neighbors Facebook page is one forum for communicating neighborhood information, our official digital information channel will be the RounTrey HOA website: www.rountreyhoa.com. Please refer to this website if you have any questions about our community that may be handled by the HOA and committees. We are continually evolving and enhancing this site to best suit the needs of our residents.
- RounTrey residents can start requesting the clubhouse after the pool opening by going to the reservation form on the website. The rental contract and fees are in the final stages of completion.
